Addressing The Workforce Housing Crisis

The “Addressing The Workforce Housing Crisis” bill would allow a single-family development to bypass local zoning regulations and other development restrictions to build work force housing.
The development must be at least 10 acres in size.
The development must reserve 20% of the units as "workforce housing."
10% of the units being affordable at 80% of the area median income (AMI).
The other 10% being affordable at 100% of AMI.
The owner-occupant must live in the home for a majority of one calendar year.
Bill Summary
The bill would allow housing developments that increases affordable housing to be permitted in any zoning district subject only to the land development regulations set forth in the statute.
It would prevent local governments from imposing certain vegetation requirements, restricts a local government’s ability to require connections to public utilities, disallows local governments to impose impact fees or system development fees, and enforce any regulations beyond what is required by federal or state law.
The bill also clarifies that the act does not establish, alter, or expand a local government's authority to enact or enforce owner-occupancy development standards, rent control, or other standards related to affordable housing.
