Mecklenburg Revaluation Appeal Process

Appeals

Informal Review: property owners have 30 days to apply for a formal review for the new assessed property valuations with the Board of Equalization and Review.

Formal Review: A Formal Appeal to the County Assessor’s Office is June 9, 2023. An appeal must be submitted for each property (parasol) in question.

The Process

Formal Appels Form: The Notice of Appeal form must be filed with the Board of Equalization and Review (BRE).

Supporting Documents: All supporting documents must be submitted within 45 days from submitting the appeal form.

Notification: The property owner will be notified by mail of their hearing date and time before the BER hearing approximately 30 days prior.  The appellant may appear personally or be represented by counsel. 

3rd Party Appraisal: When appealing the value, the taxpayer must prove that the assessed value substantially exceeds the true market value of the property. The taxpayer has the burden of proving that the valuation of the property as determined by the County Assessor's Office was incorrect. This is best done through the hiring of an appraiser to assess the value of the property.

Decision: A written notification of the BER’s decision will be mailed to property owner.

Second Appeal: A property owner can appeal the BER's decision by filing an appeal with the N.C. Property Tax Commission in Raleigh, within thirty days of the ruling.
